housing choices for seniors, the market has proven to be very price sensitive, especially considering the fixed-income nature of the tenancy and the competing properties in Del Webb's nearby Sun City.

After studying several options to modify operations (as well as a disposition of the property), WREI determined that a conversion to multifamily was the preferred option.

WREI intends to upgrade and convert 148-unit senior independent living community in Peoria, Arizona, into a 149-unit conventional market rate
apartment community.

The land sits in the emerging downtown district of Coral Springs, which is undergoing a meaningfully densification pushed by the City. The City’s aim is to create a central location for its otherwise suburban lifestyle.

Wexford purchased the Perry Hotel in the first half of 2023. The Perry Hotel is an independent, unflagged, full service hotel with 97 standard rooms and three suites. The property was built in 2017 out of concrete block and features interior, airconditioned corridors. The asset features two full service restaurants that are open throughout the day and collectively capture patrons for breakfast, lunch and dinner. Further, both restaurants are equipped with full bars, and guests can receive poolside service. The property includes a gym, coffee shop, and ice cream parlor.

WREI acquired a 4.1-acre site, located within the AMTEC Business Park in Boca Raton, FL to develop an eight-story, 277-unit Class A multifamily apartment community. The project is currently in pre-development and construction is expected to begin in Q1 of 2023.

The community will feature luxuriously appointed one, two, and three bedroom apartments, all with oversized windows and terraces, will feature spacious floorplans, courtyard views, stainless steel appliances and high-end finishes. The 282,850 square foot community is expected to boast two expansive courtyards, a swimming pool with sundeck and cabanas, private sitting areas, an outdoor kitchen, private party areas, a state-of-the-art fitness center, cyber café, on-site dog park and grooming area, and a six-story parking garage.

WREI believes there to be a higher and better use for the site than low density Class B office, and is confident in its ability to successfully “up‐zone” the Property to allow for maximum entitlements of 1.74 million sq. ft. of gross building area, with the right to develop a mix of uses.

The Property is located 0.2 miles from Oracle’s Global HQ campus, 2.5 miles from the CBD, 7.0 miles west of Austin- Bergstrom International Airport, and maintains 740 feet of frontage along East Riverside Drive where Austin’s planned light rail expansion will be constructed, connecting the site to the CBD and the airport.

Surfside is directly adjacent to the recently completed Four Seasons Hotel and Residences, in which condo units have sold for as high as $5,000/ sq. ft., making Surfside one of South Florida’s top luxury residential destinations. The community sits across the street from Fascieux Creek and features one, two and three bedroom apartment suites along with a firepit, outdoor terrace, community stainless steel grilling stations and a lounge.

Phase II, which is yet to be completed, will include 80 assisted living units and provide memory care support services in those units as needed. The project’s common area amenities include living rooms, lounge areas, dining rooms and private dining facilities with wait-staff service, a state-of-the-art fitness center, indoor/outdoor pool, art studio with kiln, and an 80-person auditorium that can livestream performances across the portfolio.
